Methodology
- Visit the assets
- Meet with the managers and professionals of each asset listed;
- Collect and analyze technical documents related to each asset listed, such as but not limited to: available plans, photos and reports, including verbal information received during visits
- Obtain the list of recent work completed and/or previous inspection reports, TQC or final plans;
- Analyze the history of the assets listed;
- Inspect the visible features of each site;
- Collect and analyze all other relevant available data;
- Study and analyze the applicable regulations
- Prepare a summary sheet of the real estate assets to provide an overview of their condition as well as the replacement value of each building
- Identify regulated substances and estimate the costs of the required work in view of the OMHS
- Estimate the useful life of the assets
- Provide the required information to finance specialists, who can define a projected inflation rate and estimate the costs of decommissioning for the planned year
