Mandate
Development of an Asset Management Plan (AMP) for the buildings of the municipality of Val-David including expertise in electricity, structure, and building mechanics
- 10 buildings audited for a total area of approximately 7500 m2
- Diverse real estate portfolio including administrative buildings, a library, chalets, a community hall (former church), and a garage
- Buildings constructed between 1920 and 2003
Methodology
- Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building.
- Identification of deficiencies in accordance with the recommendations listed in the guide titled "ASTM E2018-01" and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
- Identification of buildings to be assessed in structure, building mechanics, and electricity
- Conducting assessments in electricity, structure, and building mechanics
- Development of the asset management master plan for the entire real estate portfolio using Uniformat 2 level 4 and utilizing the results of the various assessments
Deliverables
In the form of an Excel spreadsheet that can be adapted to any software with ease of data updates.
- Inventory of components for each building and health assessment of each building,
- Structural, electrical, and mechanical assessment report for certain buildings in the municipality
- List of deficiencies and cost assessment associated with necessary interventions until 2031
- Photo register of observed deficiencies. The photos are categorized by building with a well-defined nomenclature approved by the municipality.
