Methodology
- Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building.
- Identification of deficiencies in accordance with the recommendations listed in the guide titled “ASTM E2018-01” and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
- Development of the asset management master plan for the entire real estate portfolio using the Uniformat 2 level 4 code and utilizing the results of the various assessments.
Deliverables
In the form of an Excel spreadsheet that can be adapted to any software with ease of data updates.
- Inventory of components for each building and health assessment of each building,
- List of deficiencies and assessment of costs associated with necessary interventions until 2033
- Photo register of observed deficiencies. Photos are categorized by building with a precise nomenclature approved by the municipality.
- Intervention tracking register
- Training sessions on the use and updating of the developed Excel spreadsheet
