Development of an asset maintenance master plan for the buildings of the municipality of Upton

Specificities / complexity of the mandate

  • Architectural complexity of buildings
  • Coordination of a multidisciplinary team consisting of electrical, structural, and mechanical engineers
  • Training of targeted personnel on the use and updating of the developed Excel spreadsheet
  • Tight completion deadline (6 months)

Methodology

  • Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building.
  • Identification of deficiencies in accordance with the recommendations listed in the guide titled “ASTM E2018-01” and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
  • Development of the asset management master plan for the entire real estate portfolio using the Uniformat 2 level 4 code and utilizing the results of the various assessments.

Deliverables

In the form of an Excel spreadsheet that can be adapted to any software with ease of data updates.

  • Inventory of components for each building and health assessment of each building,
  • List of deficiencies and assessment of costs associated with necessary interventions until 2033
  • Photo register of observed deficiencies. Photos are categorized by building with a precise nomenclature approved by the municipality.

  • Training sessions on the use and updating of the developed Excel spreadsheet
