Health assessment of various buildings in the city of Baie-Comeau including the characterization of hazardous materials and thermography according to ASTM C1060, ASTM E1186, and ASTM C1153 standards

Specifications / complexity of the mandate

  • Architectural complexity of buildings
  • Coordination of a multidisciplinary team consisting of an architect, electrical engineer, structural engineer, mechanical engineer, environmental hygiene technicians, thermographers, and draftsmen
  • Management of thermography and environmental hygiene consultants

Methodology

  • A detailed visual and/or tactile inspection was conducted on the architectural, civil, electrical, and mechanical components of each building.
  • Identification of deficiencies in accordance with the recommendations listed in the guide titled “ASTM E2018-01” and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
  • Development of the asset maintenance master plan for the entire real estate portfolio using Uniformat 2 level 4 with a direct link to the photos taken during the inspections.

Deliverables

  • Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building
  • Identification of deficiencies and Class D cost estimation for interventions
  • Development of the asset management master plan for the entire real estate portfolio using Uniformat code level 2, level 3, and integration of data into the city's asset management software
  • Thermography of roofs, exterior walls of buildings, and air leakage testing of certain premises
  • Sampling of materials likely to contain hazardous substances and characterization of hazardous materials
