Methodology
- A detailed visual and/or tactile inspection was conducted on the architectural, civil, electrical, and mechanical components of each building.
- Identification of deficiencies in accordance with the recommendations listed in the guide titled “ASTM E2018-01” and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
- Development of the asset maintenance master plan for the entire real estate portfolio using Uniformat 2 level 4 with a direct link to the photos taken during the inspections.
Deliverables
- Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building
- Identification of deficiencies and Class D cost estimation for interventions
- Development of the asset management master plan for the entire real estate portfolio using Uniformat code level 2, level 3, and integration of data into the city's asset management software
- Thermography of roofs, exterior walls of buildings, and air leakage testing of certain premises
- Sampling of materials likely to contain hazardous substances and characterization of hazardous materials
