Mandate
Assessment of the condition of the main buildings in the city of Sainte-Adèle and implementation of an intervention plan for these buildings:
- 5 significant municipal buildings audited for a total area of approximately 12,000 m2,
- Diverse real estate portfolio including administrative buildings with unique architectural styles
Methodology
- A detailed visual and/or tactile inspection was conducted on the architectural, civil, electrical, and mechanical components of each building.
- Identification of deficiencies in accordance with the recommendations listed in the guide titled “ASTM E2018-01” and the practice standards of the Canadian Association of Home and Property Inspectors (CAHPI).
- Preparation of individual inspection reports for each building,
- Development of an intervention plan for all inspected buildings using the Uniformat 2 level 4 code.
Deliverables
In the form of an Excel spreadsheet that can be adapted to any software with ease of data updates.
- Individual photo inspection report for each building,
- Inventory of components for each building,
- Health assessment of each building,
- List of deficiencies and determination of costs associated with necessary interventions until 2030
- Photo register of observed deficiencies. Photos are categorized by building with a precise nomenclature approved by the city.
- Intervention tracking register
- Training of targeted staff on the use of the intervention plan for the buildings of the city of Sainte-Adèle.
