Health assessment of the buildings in the city of Saint-Bruno-de-Montarville including surveys and plans of the buildings, characterization of hazardous materials, and integration of data into the city's asset management software
- 34 buildings audited for a total area of approximately 20,000 m2
- Diverse real estate portfolio including administrative buildings, recreational facilities, fire safety buildings, pumping stations, warehouses, and sheds
- Buildings of varying ages
Methodology
- Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building
- Identification of deficiencies and Class D cost estimation of interventions
- Development of the asset maintenance master plan for the entire real estate portfolio using Uniformat code level 3 and integration of data into the city's asset management software
- Surveys and drafting of the buildings
- Sampling of materials likely to contain hazardous substances and characterization of hazardous materials
Deliverables
- Inventory of components for each building and health assessment of each building,
- List of building deficiencies and cost assessment for necessary interventions until 2034
- Individual audit reports for each building signed by various professionals
- Photo register of observed deficiencies. Photos are categorized by building with a precise nomenclature approved by the city
- Hazardous materials characterization reports for each building
- Scale drawings of each building identifying different rooms and locations of mechanical and plumbing equipment.
