Mandate

Technical audit of eight municipal buildings in the city of Gatineau including a verification of the universal accessibility of these buildings

  • 8 audited buildings with a total area of approximately 5,000 m2
  • Real estate portfolio consisting of chalets and other community buildings
  • Buildings of varying ages

Specificities / complexity of the mandate

  • Coordination of a multidisciplinary team consisting of an architect, electrical engineer, structural engineer, and building mechanical engineer

Methodology

  • Detailed visual and/or tactile inspection conducted on the architectural, civil, electrical, and mechanical components of each building
  • Identification of deficiencies and Class D cost estimation for interventions
  • Development of the asset maintenance master plan for the entire real estate portfolio using Uniformat code level 3
  • Verification of universal accessibility of the buildings

Deliverables

  • Inventory of components for each building and health assessment of each building,
  • List of building deficiencies and cost assessment for necessary interventions until 2034 in the form of an Excel spreadsheet that can be adapted to any software with ease of data updating.
  • Individual summary audit reports for each building
  • Report on universal accessibility for each building
  • Photo register of observed deficiencies. Photos are categorized by building with a precise nomenclature approved by the city
